The database utility update may fail with the following error.

[Error: Migrate custom word-replacements]
CiviCRM_API3_Exception: "DB Error: already exists"

The issue is reported here http://forum.civicrm.org/index.php/topic,30267.msg130642.html#msg130642 and has been fixed and merged into 4.4.1 release.

If you want to install 4.4.0 before 4.4.1 is released then I would advise the following file is updated during the upgrade - just before you run the database upgrade utility.

REPLACE: <your cms uri>/CRM/Upgrade/Incremental/php/FourFour.php
WITH: https://github.com/civicrm/civicrm-core/blob/master/CRM/Upgrade/Incremental/php/FourFour.php
