mail tokens problems: Help I need to to fix for year-end appeals

I'm having problems with some mail tokens:

{mailing.viewURL} takes us to an error page

The following tokens do not populate for bulk mailings:
{contact.street_address},
{contact.city} 
 {contact.state_province} 
{contact.postal_code}

They used to work.  Is there something I can do get them up and working?  We need to send out year-end appeals.

Do you have any customisations or extensions etc. (especially those that create tokens) enabled? If so, might want to try disabling those and seeing if that helps.
